Tyrone/ West St. Petersburg Update

Retail:

·         The Shoppes at Royale is currently under construction, the project is being developed by Porter Development at an estimated cost of $70 million. A 13 acre parcel located on 66th Street between 13th and 18th Avenue will be comprised of 88,500 SF of retail space in several stand alone structures. The Shoppes will be anchored by a Publix located above a 700 unit parking structure on the ground floor.

New Lifestyle Center at Tyrone Square Mall

 

·         Tyrone Square Mall has completed its new lifestyle center redevelopment for the area of the mall between Sears and Macy’s. The redevelopment includes a major exterior renovation and new mall entrance. Two exciting fashion-forward retailers recently opened in Tyrone Square’s new lifestyle area.  J. Jill is a multi-channel specialty retailer of women's apparel, including accessories and footwear. Jos. A. Bank is one of the nation's leading retailers of men's classically-styled tailored and casual clothing, sportswear, footwear and accessories.  Accompanying the retailers are the popular restaurants Bonefish Grill and Lee Roy Selmon’s.  Other new retailers to the mall include: Diva Day Spa, Perfume World, Underground Station, Vivid Cherry, Venus Swimwear, Guess for Men, Tilly’s, and a multi-tiered Old Navy.

 

·         Tyrone Corners a retail center located at 2500 66th St. N. has completed redevelopment.  The 68,745-square-foot structure that Jo-Ann Fabric is currently located in and added two new tenants, Boater’s World and Home Goods. A new, 10,000-square-foot retail building has been established on the lot occupied by Panera Bread that consists of Ke’va Juice, AT&T, and a new stand-alone Chick Fil-A drive-thru restaurant is now open on an outparcel of the Tyrone Corners lot.

 

·         Home Goods, a home décor merchandise store has opened at Tyrone Corners.  The 27,000 SF retail store is a new concept for the organization that owns retailers TJ Maxx and Marshalls.   

 

·         A Dunkin Donuts / Baskin Robbins with a drive-thru has been constructed at 700 34th Street north.

 

·         Badcock & More Home Furniture opened a new location at 2601 Tyrone Blvd. North.  The retailer expanded their base of just furniture sales and now offers more than 4,000 items from various product lines that include appliances, electronics, and floor coverings.

 

·         Crossroads Shopping Center has undergone a complete reconstruction.  Located across from Tyrone Square Mall, Crossroads added a 129,000-square-foot Home Depot and a Bennigan’s Grill and Tavern.  Other retailers include Linen-N-Things, Ross, Toys-R-Us, Pier One, Office Depot and Circuit City. The project ranked as the 9th largest for-profit construction project in the seven-county area and won Best Deal with Developed Real Estate Retail, awarded by the Tampa Bay Business Journal in 2004.

 

·         Tyrone Square Mall has opened its new Simon Kidgit’s Korner Play Area – the largest in the country. Recent additions to the mall include Hollister, Kickz n Lidz, and Alpaca Avenue. Cache and Limited Too are currently open and constructing new stores within the mall to better serve guests.

 

·         Linens and Things has completed a, 28,012-square-foot store and Pier One Imports has completed a 10,705-square-foot store, both in the Crossroads Shopping Center at 2014 Tyrone Blvd.

 

·         There is a new 14,560 SF Walgreen’s Pharmacy at 2050 Tyrone Blvd.

 

·         Jo-Ann Fabrics moved into the former Service Merchandise location at Tyrone Corners. The 35,000 square foot store has tripled its size and is one of the chain's early super stores.

 

·         Now open at the triangle intersection of 66th Street, Tyrone Blvd and 22nd Avenue North is a 5/3 Branch Bank and Bond Jewelers.

Commercial:

 

·         Construction has been completed 200 days ahead of schedule on the Tyrone Boulevard (Alt 19) reconstruction project. The project included resurfacing and repairing the road, adding and widening lanes, and repairing or replacing storm sewer pipes, curbs and sidewalks. The project extended from Fifth Avenue North to Park Street and cost $11.6 million.

 

·         Northwest Recreation Center at 5801 22nd Ave. N. has been renovated and expanded to include new tennis courts, a larger main building (20,477 square feet), and more parking. The city project cost $3.3 million.

 

·         Construction is complete on an overpass for the Pinellas Trail at 38th Avenue North and Tyrone Blvd to help keep users safe. The projected cost $2.2 million.

 

·         St. Jude Cathedral School is embarking on a capital campaign to completely redevelop the campus at 700 58th Street North.  The plan includes construction of a new two-story classroom building, a gymnasium, a media/arts/science center, and an administration building.
