Home Depot has submitted a site plan to build a 105,000
sf store at the 3000 block of 34th Street South. An adjacent
7,300 sf restaurant is proposed to be located on an out parcel of the
nine-acre site.

24-Hour
Walgreens has been completed at 54th Avenue South and 28th Street South.
·
CVS has submitted a site plan to establish a new store at the
corner of 34th Street South and Central Avenue.

The
former strip-store plaza located at the corner of Pinellas Point Drive and 22nd Street South has begun redevelopment. Demolition of the former plaza
has been completed and the grounds are being cleared for potential
redevelopment of the parcel.

Commercial:

The
new, $15 million Peter H. Armacost library has opened at Eckerd College. The facility is the first piece of a new master plan for the college which
also includes new dorms, a theater, and instructional facilities. The
50,000 square-foot building is almost twice as large as the former library,
and includes state-of-the-art amenities like 17 group study rooms, a
24-hour computer lab, a wireless network, flat-panel computer workstations,

Central Animal Hospital has built a brand new building at Pinellas Point Drive and 24th Street South. It is a full service veterinary
clinic and pet boarding accommodations.

AmSouth Bank has opened a new branch facility on an out
parcel of the WalMart Super Center located at 3501 34th Street
South.

St. Anthony’s Hospital is developing plans to build a
diagnostic imaging center in the 54th Avenue South area.

Residential:

Canton Oaks Development has completed construction on a 10-unit,
single-family home subdivision at 5901 Canton Street South.

Skyview
Apartments, located at 3315 58th Ave. S., has been purchased
and the curvaceous structure has been redeveloped as condominiums. The Wave
units feature one- and two-bedroom units ranging in price from $89,000 to
$165,000. Motorists may recall this highly visible building when traveling
on I-275 near the Sunshine Skyway Bridge for its “wave-like”
appearance.

First
Dartmouth has broken ground on a new residential development named, Nautico.
The $200 million project, located at 5950 34th St. S., will consists of
three condominium towers and a 470-slip high and dry boat storage, on 30
acres. The high and dry boat storage complex has been completed. The
condominium tower units will range from 1,700 to 4,000 square feet and will
be priced from $200,000 up to $2 million.

single-family homes, known as Lakewood Shores Phase II, have begun
construction at 4900 31st St. S. by Graceline Progressive Land
Partners, LLC. Phase I of the development has been completed. The
homes for Phase II will range in price from $239,000 to $466,000.

Pine Park, located on 31st Street south between 51st Avenue and 52nd Avenue South, is being developed by Suncoast
Building Contractors into a single- family home subdivision with 24 units.
Each home will have three or four bedrooms, at least 2,000 square feet, and
be priced from $189,000 to $325,000.

Ahali Place, located at 31st Street South and 59th Avenue, is being developed by Robert Klingel. The 23 homes in this
deed-restricted community will range in price from low $200,000 to mid
$400,000; have three or four bedrooms, and at least 2,000 square feet.

Banyon Bay Villas, a high-end duplex development, has been
completed by D.R. Horton. There are 54 three-story development will offer
three and four bedroom townhome villas ranging in price from $400,000 to
$800,000 and approximately 2,200 square feet. The development is located at
5200 Fourth St. S.

U.S.
Home Corporation built 136 townhomes at 39th Avenue Southeast, in the Coquina
Key area. The development has two- and three-bedroom units between
1,100 and 1,350 square feet. Prices started at $90,000 to $120,000 range.

A
27 acre development, Marina Bay, is in the process of
constructing 140 single-family and multi-family units adjacent to Eckerd College, at 4500 54th Ave. S. The $45 million project includes 96
three-story garden apartments; 308 apartments in two, seven-story buildings;
and 20 single family homes. Prices start at $500,000.

Waterside at Coquina Key, by Prospect-Marathon Coquina Holdings LLC,
is one of the largest conversion of apartments to condominiums in Florida history. The development features converting 1006 unit complex into 912 residences,
all receiving new exterior and interior enhancements such as stucco, new
a/c units, and French doors. It will offer one, two and three bedroom units
with views of Tampa Bay, with more than 3 miles of seawall featuring several
boat slips, lifts, and dry storage.
