St. Petersburg Gateway/Carillon Update

Retail:

·     Boater’s World Village, will be a new strip center facility that will have Boater’s World, Quizno’s, Payless and a hair salon as tenants.

 

·     Courtside Grill, a 9,000-square-foot restaurant, is now open at 110 Main St. in the Carillon Town Center.

 

·     A Sears concept store, Sears Essentials, opened in St. Petersburg at 9500 M.L.K. St. N.   The store replaced an existing Kmart location soon after the merger of Sears / Kmart.

 

The Hilton at Carillon

 

·     A 13,650-square-foot Walgreen’s Pharmacy at 7676 Fourth St. N has been completed. Fourth North Retail, located along 4th Street North between 48th and 50th Avenue.  The project has over 16,320 SF retail space and fully occupied. Tenants include: Vino101, Mattress Firm.

 

·     Hooters restaurant has opened a new location on Roosevelt Boulevard between Fourth Street North and Martin Luther King Street.

 

·     Gold’s Gym has recently completed its $1 million, 26,000-square-foot expansion and renovation at 203 38th Ave. N., making it the largest Gold’s Gym in Pinellas County.

 

·     J.CON Salon and Spa has expanded their successful business and renovated a former Luby’s Cafeteria at 5811 Fourth St. N. The 9,200-square-foot facility offers hair, nail and makeup services, day spa, massage, aromatherapy and skin care.

Mixed-Use:

·      Located at the entrance of the Carillon Office Park is the Carillon Town Center, a 145,000-square-foot, mixed-use center anchored by a new Publix supermarket. The project includes an additional 100,000 SF retail, 700,000 SF office space, a 120-unit hotel and 384 residential units to be developed

 

·      Snug Harbor Plaza is a proposed retail project by Clark East at CDE with the List Group, owning property to the east for future residential development plans.

 

·      La Entrada Park is a 2.6 million square foot, 122-acre, mixed-use development consisting of 1,000,000 square feet of office space, 700,000 square feet of manufacturing, 523,000 square feet of warehousing, 308,000 square feet of commercial, residential, and a 250-room hotel.  The project is being developed by Grady Pridgen, Inc. and is expected to generate 1,800 jobs once completed.

 

·      Grady Pridgen, Inc. has announced a 21.5-acre, mixed-use project, known as the Celotex-Pridgen site, at 10301 M.L.K. St. N. There will be 150,000 square feet of office, 350 apartments, 13,000 square feet of restaurants, 24,400 square feet of retail space, a 12,000-square-foot pharmacy with a drive-thru, and three parking structures. The cost of the project is estimated at $75 million.

Commercial:

·     The new Hilton Hotel is a nine story, full-service luxury hotel. The property features 217 guest rooms, 15,000 SF of meeting space, plus an addition 8,000 SF ballroom. The Salvador Dali museum serves the hotel’s gift shop and the lounge and restaurant feature lighted glass sculpture designed by Dale Chihuly.

 

·     Echelon Real Estate Services constructed a new spec Class A office tower, Echelon Point adjacent to the Hilton Hotel of Carillon. It consists of 125,000 SF and is connected to the hotel, parking lot and parking garage facilities. Smith&Nephew have leased 40,000 sf, taking one and a half floors at the high-end office building, located at 970 Lake Carillon Drive.

 

·     First Advantage, a provider of screening and risk mitigation solutions, has leased 74,000 square feet at 100 Carillon for its expanding operations. The company’s revenue has increased by $100 million (60 percent) over the past year as it successfully acquires competitors throughout the nation.

 

·     Accenture has relocated from downtown St. Petersburg to the Franklin Templeton Funds Management complex.  The consulting company made the move after being in downtown for 10 year in order to get closer to Tampa International Airport.  Most of their employees commute to various sites throughout the US.

 

·     Advance/Newhouse Communications (Brighthouse Networks) has constructed a three-story, 166,000 sf headquarters location located with in the Carillon office park. The building has a parking garage, warehouse space, and a staging area. The building includes the company’s Pinellas county cable operations, the high-speed online services group, the advertising sales group, division offices and the local network Bay News 9.

 

·     Raymond James Expansion – Tower IV is the newest 300,000 SF building for the financial organization campus. The campus has a total of 900,000 SF of office space, two adjacent parking garages and employs approximately 3,000 employees.

 

·     Located just east of the intersection of 188th and 28th Avenue North is America II with 154,000 SF facility and is one of the largest and most preferred independent distributors of electronic components in North America.

 

·     Home Shopping Network is expanding their current 1.4 million SF facility. HSN acquired an additional 14 acres of land to build a new three-story 172,000 SF office tower and an additional 100,000 SF office tower is in the future plans for development on the property site.

 

·     Synovus Bank of Tampa Bay has completed its 54,500 square foot office development, housing its new headquarters facility. The development project actually consists of two buildings in two phases. The offices are located along the south side of Roosevelt Boulevard, east of 28th Street North. Synovus of Tampa Bay was the name given to the merger of United Bank & Trust Co. of St. Petersburg, United Bank of the Gulf Coast and Peoples Bank in Palm Harbor.

 

·     A 5,000-square-foot Suntrust Bank with drive-thru is now open at 130 Main St. in the Carillon Town Center.

 

·     Keiser Career College has a branch campus on 11208 Danka Blvd.  The branch campus offers Associate Degrees and Diplomas in Medical Assisting, Pharmacy Technology, Surgical Technology and Massage Therapy.  www.keisercareer.edu

 

·     Mercury Insurance, the leading independent broker and agency writer of automobile insurance in California and one of the fastest growing automobile insurers in the nation, purchased The Tides office tower in St. Petersburg. This purchase enabled their expansion in the east coast of the United States, accommodating their relocation of 600 employees and their expansion of another 500 persons.

 

·     The city was awarded a grant by the State’s Office of Tourism, Trade and Economic Development (OTTED) to reconstruct the intersection at 28th Street and 118th Avenue North.  The $1,075,000 road fund grant will allow the city to expand 118th Avenue and add two new lanes along with a new left-hand turn lane on 28th Street.  Construction on the intersection is underway.

 

·     Verizon Information Services, a unit of Verizon Communications, a Fortune 20 company, signed a 60-month lease for almost 40,000 square feet in the Koger Center to house its local Verizon Super Pages sales divisions, which are currently located in St. Petersburg and Tampa.

 

·     Valpak, a national direct marketing and printing company, has selected St. Petersburg for its new corporate headquarters and production facility. The company has relocated approximately 1,000 full-time employees and created 118 new, full-time jobs in the city.  Their new 500,000 SF facility has been completed and is located with in the La Entrada Park. The facility won a 2007 NAIOP Award for Outstanding Industrial Building.

 

·     Halkey Roberts has located their national headquarters in a new completed facility located with in the La Entrada Park. The 160,000 SF facility opened in October 2006. Halkey-Roberts is a manufacturer of specialized precision vales used in medical and military applications. They have been providing original equipment manufacturers with innovative, cost efficient and quality components for over twenty years from St. Petersburg.

 

·     Medical Technology Systems has moved to St. Petersburg. The move consolidated their Pinellas county operations into one, 130,000-square-foot space at 2003 Gandy Boulevard.

 

·     A new Holiday Inn Express has been completed at 2151 54th Ave. N. The 47,000-square-foot hotel has 84 rooms.

 

·     St. Anthony’s Hospital has opened the 145,000-square-foot, $37-million Carillon Outpatient Center in the Gateway area. The facility features a fitness center, a cancer care center, immediate care for minor injuries, the Carillon Imaging Center, outpatient rehabilitation services, occupational health, MyHealth preventive screenings, the BayCare Executive Health program, the BayCare Outreach Laboratory and physician office space.

Residential:

·     Carlisle City Homes is a recent development annexed into the city by the request from the developer. The project calls for 45 three-story residences starting at $300,000.

 

·     Grande Verandahs on the Bay, an 84-unit luxury condominium project was the first new high-rise project along the Gandy Blvd corridor. The complex was developed by Ballast Point Group and completed in early 2006.

 

·     Mangrove Cay is the latest condominium project under development along Gandy Blvd corridor. Phase I is under construction, a 13-story, 55-unit structure that has sold out. Phase II is now accepting reservations.

 

·     The Waterford Apartments at 10263 Gandy Blvd. have been converted into condominiums, now known as Itopia Private Residences. One- and two-bedroom floor plans are available starting at $105,900 and $148,900 respectively. Amenities include new kitchens, washers and dryers, two lakeside pools, clubhouse, tennis courts, and fitness center. Visit: http://www.itopiacondos.com .

 

·     Saxony Place Townhomes at Carillon, is a luxury development consisting of 60 units, which range from 3,719 square feet to 6,385 square feet. The units feature two-car garages, granite countertops, hardwood cabinets and fireplaces.

 

·     Back Bay at Carillon is the newest residential community to be a part of the highly successful mixed-use park.  Currently under construction these 60 luxury townhome units are designed to reflect the charm of an old Boston Brownstone with today’s amenities.  Units range from 2,900 to 3,700 square feet and prices start from the high $500,000.  www.backbayatcarillon.com

 

·     Post Publishing Inc. has proposed a multi-family development project at 11800 Dr. Martin Luther King Jr. Street North.  The project contemplates the construction of a 108 new residential units in St. Petersburg’s Gateway area.

 

·     Terra Manor, a 171-unit townhome development is under construction by D.R. Horton at 5150 Fourth St. N. The development will include 50, two-story buildings with three units each, a clubhouse and a recreational area.

 

·     Fourth North Phase I of II has been completed. The project is part of the Fourth North Retail project which includes 171 unit townhomes. Phase II is currently under construction directly behind the center.

 

·     Venetian Bay is a new residential community with 57 single-family attached homes initially priced from $260,000 to $290,000 and ranging in size from 1,515 square feet to 1,858 square feet. Beazer developed this new community located off Gandy Boulevard.

 

·     The Villas of Carillon is a new townhome project located in the heart of the Carillon Development District. The site contains 178 townhomes when complete. Phase I and II are completed and sold out. Phase III is currently under construction. Floor plans are all 3-bedroom units that range from 2,597 square feet to 2,745 square feet with prices starting at $300,000.

 

·     Calais Park Apartments was recently completed by Boulder Venture. The $25 million development features 262 units and is located on 54th Avenue North near I-275.

 

·     The City of St. Petersburg has completed the Fossil Skate Park at 6635 Dr. Martin Luther King Jr. St. N. It is more than 13,000 square feet and features a six-foot high BMX mini ramp, three-foot high quarter pipes, four-foot high half pipes, and various grind rails.

 

·     Brighton Bay is a Centex Homes neighborhood located at the northern end of the City.  This development has more than 1,000 units: 120 single-family homes ($159,000 to $245,000), 150 townhomes ($124,000 to $140,000) and 780 apartments ($700 to $1,300).

 

·     The Bay Isle Key apartment complex was sold to a developer who has converted the 582 apartment units into condominiums.  Prices for the condominiums will start at $150,000. www.bayislekeycondos.com

 

·     A new BMX track at 28th Street North and 102nd Avenue will be constructed to take the place of the existing track located at Walter Fuller Park in the Tyrone area.  The new park will be constructed on a 10 acre site and managed by the Pinellas NBI (National Bike League) Parents Council.
